Gateway 14 XT transforms unsafe balcony flooring

The developers of a heritage-listed building in England needed a permanent solution to transform unsafe metal balcony flooring – without detracting from the apartment's stylish exterior.

The problem

In 2017, a former Imperial Tobacco building in Bristol was converted into a 270 unit development by property developers Urban Splash. A major feature of the building is an array of glass-fronted balconies that wrap around each level. While they provide great views for the apartments, the original open grid metal floor was impractical for residential living. The developers needed a stylish, slip-resistant apartment balcony flooring that could be loose laid over the metal grid, but would remain sturdy in all weather conditions.

The checklist

  • Provides slip resistance in all weather conditions
  • Can be loose laid over an existing surface
  • Sturdy enough to stay in place in high winds
  • Heel and wheel proof
  • Enhances the exterior of the apartment building

The solution

The apartment building’s luxury atmosphere meant the matting not only needed to work well, but match the architectural style. Along with flooring specialist Technix, we recommended that Gateway 14 XT, a stylish entrance mat from our Gateway range, be used to cover the existing apartment balcony flooring.

Made from flexible PVC, the matting can be loose laid with no fixing required and remains stable in all weather conditions. Gateway 14 XT’s close mesh grid makes it suitable for heels and wheels, while the mat's diamond-tread surface provides residents with extra traction and comfort underfoot. The open grid traps dirt and quickly drains water, keeping surfaces safe.

“This is an interesting project for us and one which created a unique set of challenges. Architecturally, the balconies are stunning but the metal grid floor was impractical for residential living. Frontrunner XT matting has totally solved this problem. Not only does it look great but it is comfortable to stand on and will drain water. It is also sturdy enough to stay in place during high winds and is permanently weather resistant."
